01 / Discovery

We meet with you to learn about your lifestyle, aspirations, site conditions, and design goals. This phase is all about listening, gathering inspiration, and aligning on the project vision.

04 / Concept Ideation

​

We present initial design ideas and explore options through 3D sketches, plans and visual references. Together, we refine the direction until it feels just right.

07 / Building Permit Approvals

​

While we wait for Development Permit approvals we continue with detailed design and preparing a Building Permit (IFC) drawing set.

This set provides information to send out for tender and pricing.   

02 / Contract

​

We provide you with a design contract outlining milestones with deliverables and associated fees. 

We outline roles and responsibilities between us to  provide a clear understanding of the process.

05 / Design Development

​

Once a direction is established, we develop more detailed drawings and begin resolving spatial layout, materials, and key architectural elements.

08 / Final Design Documentation

​

We create comprehensive design documents for pricing, tendering, and construction—including everything from final layouts to material and lighting specifications.

03 / Bylaw Review

Before diving into the design of your home, we will complete a bylaw review to understand what parameters we have to work with and where we can push boundaries. ​

06 / Development Permit Approvals

​

We prepare and submit permit drawings, working with city (county) officials and consultants as needed to support a smooth approval process.

09 / Interiors

​

We build on the architectural concept to develop a refined interior palette, including materials, finishes, and key design features like custom millwork, lighting, and built-ins.
